We go find the buyer for your home in Las Vegas
Carrie Lu and the Las Vegas Realty Team price against today's competition, film the home and the neighborhood, and run targeted ads so buyers find it.
Why this works
Marketing is the part most agents skip
Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

How buyers actually find you
Relevancy, recency, proximity
Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.
- Relevancy
- Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
- Recency
- Kept current. Market conditions from eighteen months ago are not information, they are decoration.
- Proximity
- Specific to the street, not the county. Las Vegas, Summerlin, Sun City Summerlin, Centennial Hills and the neighborhoods inside them.
Position. Impact. Conversion.
The E.P.I.C. framework
Four pillars on every home we take. Not a checklist of things agents are supposed to do, an argument for why your home ends up being the obvious choice on the market.
Equity
Not a CMA. Where you actually stand in the data market, the negotiation market, and the buyer's mind, so you are leading the market instead of reacting to it.
Presentation
Perception creates value, so we control the narrative. Photography, video and copy engineered before anything goes public, for a buyer deciding with their thumb.
Impact
We do not just market, we dominate. Targeted campaigns that put your home in front of thousands who were not searching yet, instead of hoping the MLS does the work.
Campaign
You do not list a home, you launch it. Pre-launch buzz, a timed calendar, and offer sequencing, because the first week is the week you never get back.
Buying instead?
The R.E.A.L. framework
Most agents start by showing you houses. We start by getting you ready to win one, because the buyer who gets the good house is almost never the one who saw it first.
Ready
Pre-approved and represented before we tour anything, so you can act the day the right one appears instead of scrambling.
Educated
What your money actually buys here, honestly, before you fall in love with something out of range.
Aligned
Fewer homes, and better ones. We build the search on your real criteria and give you an honest verdict on each one.
Locked
Offer strategy, inspections, financing and closing, run so the ending is boring.
The situation you are actually in
Different circumstances, different plans
The fundamentals do not change. The sequence, the timing and how much coordination it takes change completely. Start where you actually are.

Who we are
We're the Las Vegas Realty Team, led by Carrie Lu, REALTOR®, MBA, with Signature Real Estate Group. My team and I have helped buyers and sellers across the Las Vegas Valley since 2007, and we've sold more than 500 homes.
We do a few things most agents skip. We price your home against the homes you'll really be competing with, not only last year's sales. We film the neighborhood as well as the house. And we run targeted Facebook and Instagram ads so buyers find your home, instead of waiting for them to stumble across it.
We also spend a lot of our time with homeowners who are ready to downsize. If you're sitting on a low interest rate and a house that's bigger than you need, we'll start with a different question than most agents do: could your equity pay off the next home?
Where we work
We work all over the Las Vegas Valley. Our home base is the southwest, where our office sits on Spanish Ridge Avenue.
Southwest Las Vegas: the southwest as a whole, plus Mountain's Edge, Rhodes Ranch, Southern Highlands, Spanish Trail, Spring Valley and Enterprise.
Las Vegas: the city, Summerlin, Sun City Summerlin, Centennial Hills, Section 10 and The Lakes.
Henderson: the city, Inspirada, Anthem, Sun City Anthem and MacDonald Ranch.
North Las Vegas: the city of North Las Vegas.
How we market a home
Listing a home on the MLS makes it available. It doesn't make anyone look at it. Here's what we do so the right buyers see yours.
- Clean, clean, clean. Before any photos, we help you declutter, repair and clean. We also recommend a pre-listing inspection you pay for in advance, so there are fewer surprises later.
- Professional photos and video of the home, plus community videos that show what living in the neighborhood is like.
- Targeted ads on Facebook and Instagram, aimed at buyers in Las Vegas who have been visiting Realtor.com, Zillow and Trulia.
- Weekly updates by phone and text, and every offer laid out side by side in a spreadsheet so you can compare far more than the price.
The whole plan is on our how we sell page. If you're selling, start with selling your home or find out what your home is worth.
What we've done
More than 500 homes sold since 2007. Behind that number are a lot of moves that had to happen in the right order.
One we think about often: a client was moving from a larger two-story home into a smaller one-story home. We sold their house first. They stayed in a weekly rental for about a month, and then we closed on the one-story home. Selling one home while buying the next can feel like the scariest part of a move. With a plan, it doesn't have to be. If that sounds like where you are, our downsizing page is a good place to start.
Start here, buyer or seller
Selling? Tell us about your home, and we'll start with a CMA built on current data. Buying? Read how we help you buy, then tell us what you're looking for. Or call us at 702-582-5788. Either way, the next step is a conversation, not a sales pitch.
Frequently Asked Questions
How long has Carrie Lu been selling homes in Las Vegas?
Since 2007. Carrie and the Las Vegas Realty Team have sold more than 500 homes across the Las Vegas Valley.
Which parts of Las Vegas do you work in?
The whole valley, including Southwest Las Vegas, Summerlin, Henderson and North Las Vegas. Our home base is the southwest.
I have a low interest rate. Does it make sense to downsize?
It can. Your rate isn't the whole story. Your equity is. We start by checking whether your equity could pay off the smaller home, then look at a monthly payment you're comfortable with.
